Agent Compensation

Commission splits, caps, and fees described on this website are the standard Bear Team agent compensation plan and are subject to the written Independent Contractor Agreement. Examples and calculators are illustrative and not a guarantee of income.

The published plan: 60/40 agent/brokerage split at Tier 1, advancing to 70/30, 80/20, and 90/10 as production milestones are reached; a $16,000 company-dollar cap that triggers advancement to the next tier; a flat $150 transaction fee per closing; no monthly, desk, or technology fees. Errors & Omissions coverage is provided under the brokerage's office policy (see the E&O note below).

Calculators and examples on this website use assumptions stated on the page (deal count, average sale price, commission rate). Actual results depend on your production and market conditions.

Errors & Omissions Insurance

E&O insurance is provided under Bear Team Real Estate's office policy. Agents specializing in commercial or vacant-land transactions are required to carry individual E&O coverage for those transactions. Coverage is subject to policy terms, limits, and exclusions.

Independent Contractor Status

Bear Team agents are independent contractors, not employees. Nothing on this website is an offer of employment. Affiliation is governed by a written Independent Contractor Agreement.

Brokerage Relationships

Contacting Bear Team Real Estate, submitting a form, or requesting a consultation does not create a brokerage relationship. Brokerage relationships in Florida are established as provided under Chapter 475, Florida Statutes.

Affiliated Business Arrangements

Bear Team Real Estate is the trade name of BearTeam LLC, a Florida limited liability company (Sunbiz document L16000178990) owned 100% by Bethanne Baer, Broker. Property-management services are provided in-house by the same company.

In addition, we disclose the following business relationship, which may be referred to clients in connection with a transaction:

Conway Title LLC — title and settlement services. Per Florida public corporate records, the manager and registered agent of Conway Title LLC (2462 E. Michigan Street, Suite 205, Orlando, FL 32806) is Allen J. Baer, a member of the Bear Team organization.

Because of this relationship, a referral to an affiliated company may provide a financial or other benefit to the referring party or its owners. Where an affiliated business arrangement applies to a transaction, the client will also receive a written disclosure at or before the time of referral, as required by the Real Estate Settlement Procedures Act (RESPA). No client is required to use any affiliated company as a condition of any Bear Team service.
